In 1993, a conservation easement held by the Montana Land Reliance was put into place under the Montana Open Space Land and Voluntary Conservation Easement Act to help maintain the significant ecological, scenic and aesthetic values of the property and its surrounds. The easement recognizes one legal division of the property following the Boulder River.  It also allows for development of a main house with all related outbuildings on the East side of the river.
